OptimaVillas is willing to fulfil its obligations in terms of Transparency, thus publicly showing our relationship with the public administration; to this end we present the following information:
1. INSTITUTIONAL
MISSION:
Optima Villas was created with the intention of acting as an intermediary agency between owners of luxury holiday villas and tourists interested in renting these villas. We serve as a support for reservations and in some cases we are in charge of the maintenance of these villas.
COMMITMENT:
Optima Villas wants to contribute through its activity to attract more and more quality tourism to Lanzarote. To this end, we strive to select villas that meet not only legal requirements, but also aesthetic and comfort requirements. We want our guests to want to come back because our villas are the best in aspects that we consider very important: cleanliness, attention, location and finally in giving the best assistance during the whole process, from the reservation to the end of your stay in the villa.
2. ORGANIZATION
Optima Villas is the commercial name under the support of SONRISA 1 SCP which is the legal entity created on 23rd April 2010 for the purpose of intermediation management of holiday rentals of luxury villas mainly in Playa Blanca (Lanzarote).
The Functionality of our small company is represented in the following organisation chart:
The 2 Directors assume the management of the company, delegating to the other 3 employees the management of reservations, arrivals and departures of tourists and all the necessary communication with the owners of the villas or with the external companies in charge of the permanent maintenance of the villas.
3. ECONOMIC – FINANCIAL
Annual Accounts
SONRISA 1 SCP is a private civil society and is therefore exempt from the obligation to present annual accounts.
Article 365 of Decree 1784/1996 of 19 July 1996, which approves the Regulations of the Commercial Register, states the following:
Obligations to present annual accounts.
“1. The administrators of public limited companies, limited liability companies, limited partnerships by shares and mutual guarantee companies, pension funds and, in general, any other businessmen who are obliged by virtue of the provisions in force to publish their annual accounts shall present them for filing at the Companies Register of their domicile within one month of their approval.
2. The same obligation shall be incumbent on liquidators in respect of the annual statement of accounts of the liquidation.
3. Other registered entrepreneurs may, in accordance with the provisions of this Regulation, apply for the deposit of their duly drawn up accounts”.
Therefore, according to Art. 365 of the IR, civil law companies are not expressly included among those obliged to file accounts.
4. CONTRACTS
No contracts with the Public Administration are executed.
5. AGREEMENTS
We have never formulated agreements with any educational entity.

Optima Villas nace con la intención de ejercer de agencia intermediaria entre propietarios de villas vacacionales de lujo y turistas interesados en alquilar dichas villas. Sirviendo nosotros como soporte de reservas y encargados del mantenimiento de dichas villas en algunos casos.
COMPROMISO:
Optima Villas quiere a través de su actividad aportar para que cada vez más atraigamos a Lanzarote un turismo de calidad. Para ello, nos esforzamos por seleccionar villas que cumplen no solo con los requisitos legales, sino también estéticos y de comfort. Queremos que nuestros huespedes quieran volver por que nuestras villas son las mejores en aspectos que consideramos de mucha importancia: limpieza, atencion, situación y finalmente en dar la mejor asistencia durante todo el proceso, desde la reserva hasta el final de su estancia en la villa.
2. ORGANIZATIVA
Optima Villas es el nombre comercial bajo el soporte de SONRISA 1 SCP que es la entidad legal creada el 23 de Abrilo de 2010 con fines de gestion de intermediación de alquileres vacacional de Villas de lujo principalmente en Playa Blanca (Lanzarote).
La Funcionalidad de nuestra pequeña empresa se representa en el siguiente organigrama:
Los 2 Directores asumen la gestión de la empresa delegando en los otros 3 empleados la gestión de reservas, llegadas y salidas de turistas y toda la comunicación necesaria con los propietarios de las villas o con las empresas externas encargadas del mantenimiento permanente de las mismas.
3. ECONOMICO – FINANCIERA
Cuentas Anuales.-
SONRISA 1 SCP es Una Sociedad Civil Particular y por tanto esta exenta de la obligación de presentar cuentas anuales.
El art. Artículo 365 del Decreto 1784/1996, de 19 de julio, por el que se aprueba el Reglamento del Registro Mercantil, se dice lo siguiente:
Obligaciones de presentación de las cuentas anuales
“1. Los administradores de sociedades anónimas, de responsabilidad limitada, comanditarias por acciones y de garantía recíproca, fondos de pensiones y, en general, cualesquiera otros empresarios que en virtud de disposiciones vigentes vengan obligados a dar publicidad a sus cuentas anuales presentarán éstas para su depósito en el Registro Mercantil de su domicilio, dentro del mes siguiente a su aprobación.
2. Igual obligación incumbe a los liquidadores respecto del estado anual de cuentas de la liquidación.
3. Los demás empresarios inscritos podrán solicitar, con arreglo a las disposiciones del presente Reglamento, el depósito de sus cuentas debidamente formuladas”.
Por lo tanto, según el art. 365 del Reglamento del RM., no se incluye a las sociedades civiles entre las obligadas de forma expresa
4. CONTRATOS
No se ejecutan contratos con la Administración Pública.
5. CONVENIOS
No hemos nunca formulado Convenios con alguna entidad educativa.
